THE PROCESS

How Shared Ownership Works

01

Buy a share

 

You purchase a percentage of your home (for example between 50% and 75% of the market value), using a mortgage and/or savings. You only need a deposit on your share - not the full value

Pay a subsidised rent

 

You pay a below market rent on the remaining share, which is capped to keep your combined costs genuinely affordable each month.

03

Staircase to full ownership

 

When you're ready, buy additional shares - known as "Staircasing" - at your own pace, unit you own your home outright.

A £150,000 home

 

Buy a 50% share (£75,000)

Pay a mortgage on £75,000

Pay a subsidised rent to Nest on the remaining 50%*

* As your circumstances change, you may choose to buy additional shares in your home over time ("Staircasing"). As your ownership share increases, the rent you pay decreases, potentially leading to 100% ownership, depending on the scheme.

We partner with SME housebuilders to acquire the affordable housing delivered through Section 106 planning obligations, providing a reliable and flexible route to market for smaller residential developments.

 

While many traditional housing associations focus on larger schemes that offer greater economies of scale, smaller developments are now often overlooked despite their important contribution to local housing supply.

By working with developers on sites typically delivering up to 10 affordable homes, we help unlock projects that might otherwise struggle to progress. Our approach gives SME developers the confidence of an experienced affordable housing partner from an early stage, supporting viability, accelerating delivery, and ensuring high-quality affordable homes are brought into communities where they are needed most.
